Leslieville has undergone a tremendous transformation over the past decade, the once-industrial area now among the citys most in-demand residential neighbourhoods.
Midrise condos have played a big part in the revitalization, but few of the projects have offered much in the way of neighbourhood amenity. Theres been a real void in community programming, says Jason Garland, vice-president of development for Streetcar Developments.
The condo will include a 10,000-square-foot performing arts facility and community hub at the base of the building. Operated by Crows Theatre an award-winning independent Canadian theatre group it will be the first performing arts facility of its kind in the eastern end of the city. Joe Lobko of DTACH Architects, the firm behind the Wychwood Barns and Evergreen Brickworks adaptive reuse projects, will design the space.
The facility will include three venues for cultural programming and community events: a 3,000-square-foot,The worlds most efficient and cost effective Cheap Bathroom Decoration Products? 200-seat, three-storey multipurpose theatre; a 1,200-square-foot rehearsal hall; and a lobby with gallery space, commercial kitchen and cafe.The Carlaw facility will offer contemporary theatre and community programming, with opportunities for non-professionals to take an active part in artistic creation, promises Crows Theatre artistic director Chris Abraham, himself a Leslieville resident.
Our ambition is to try and bring a new audience into the theatre, he says. We saw a real opportunity as an arts organization to do some pioneering work, to make a commitment to an emerging community and incite and nurture a conversation with that neighbourhood over a long period of time. Were hoping our neighbours will become the audience members for the theatre we do, he adds, and that theyll feel like they can have an experience of culture on a number of levels at this facility.
The space will also host farmers markets, community meetings and fashion shows, among other uses.The Carlaws 320 loft suites range from 392-square-foot studios to 818-square-foot two-bedroom units.This is a great Cheap Conservation solution! Located on the east side of the building, these two-level, two-bedroom homes will range from 948 square feet to 1,800 square feet. Prices start at $479,900.
The townhouses with private outdoor terraces and parking spots are designed to function as live-work units for local artists or small businesses. You can have an office and your private bedroom and washroom upstairs, says Warren.The townhouses are a viable option for young families who want to be in this neighbourhood but are frustrated they cant get into the market, she adds. Were providing an opportunity here.
Suites at The Carlaw, designed by Seven Haus, will have nine-foot ceilings, pre-finished engineered hardwood flooring, and exposed concrete columns.Kitchens will have quartz or granite countertops and stainless steel appliances, including dishwasher. Amenities at The Carlaw include a fitness centre, two guest suites and a rooftop terrace and lounge with cabanas and barbecues. There will also be a central courtyard on the ground floor.The Crows Theatre space will be surrounded by tall glass walls, yielding views to passersby of the activity within. We want to make it very transparent, says Streetcar vice-president of corporate development Alie Warren. We want the theatre to draw in the surrounding community and be a part of the pedestrian realm.
And we want the work thats going on behind those doors to be open and seen by the community, says Abraham. Thats one of the best ways to advertise what you do.Crows plans to officially launch the theatre in 2015, with a debut performance that will coincide with the Pan Am Games taking place just down the road in the West Don Lands.
Our ambition here, Abraham explains, is to remove obstacles for people of a child-bearing age to have culture in their lives by offering a mix of community events and programming throughout the day that is accessible to adults and kids.
True enough, you enter through the front door into a large, bay fronted reception room the couple use as their dining room. It has modern wood laminate flooring and a living flame effect gas fire in a marble surround and hearth but with the original cornicing and coving on the ceiling.It is a spacious room, and as estate agent Steve Gutteridge points out, there is an extra three feet in the bay and it makes a good first impression.
Giovanna says that although the house was structurally in very good condition when they bought it – ‘the surveyor’s report was actually very positive’ C they have spent a lot on the fabric of the property as well as things like the double glazing and you can see the impact of this in the lovely lounge which has most unusual but very attractive travertine marble effect ceramic tile flooring.
It is even more evident in the modern fitted kitchen, another surprisingly big room, where high gloss granite effect work tops contrast nicely with the high gloss white base and wall cupboards. It has a built in gas hob and oven with extractor hood, ceramic tiling on the floor and those lovely, old fashioned oblong tiles for the splashbacks. There is space for all the usual appliances and the modern combi boiler.
Going further back through a rear lobby that provides more storage and a side door to the garden, you come to the bathroom which is another to have been completely modernised. It is fully tiled and a has a white three piece suite.
A door in the lounge takes you up to the first floor where there are two very big double bedrooms, both with built in wardrobes. Thanks to the double glazing the bedrooms are quiet and I was surprised how big they are. When you view this house you quickly appreciate what she means when she says that it is more than enough room for them and their infant son.
Outside, there is small forecourt and a big garden at the back. In this case it has been mainly flagged to make a big patio area but you could easily have a potted plant garden if you fancy some green fingered leisure activity and Giovanna says that other houses nearby have made it into a private driveway too, using the access from the rear.
I n terms of the area, Wolstanton has to be one of the most desirable residential spots, having brilliant access to the A34 and A500, with plenty of good local shops and being close to supermarkets and of course, there is the green open spaces of Wolstanton Marsh nearby.
Giovanna says: “There is still a village atmosphere to Wolstanton and I like the shops such as the hairdressers and beauticians.
“I think this is a safe and friendly area and when I bought it the lady who used to live here said to me, ‘I hope you enjoy it as much as I have’ and we have. This is a lovely, spacious, warm and I hope a welcoming house in a really nice area.”
